Introduction

Luccombe Manor Country House Hotel is located at 11 Popham Road in Shanklin; we are situated on the cliff top overlooking Shanklin Beach. There are 23 bedrooms at the hotel, with one of these being on the ground floor. The other 22 bedrooms are set over the first and second floors. Rooms are single, double, twin, or family rooms. All rooms are en-suite with either a walk in shower or bath with shower over.

There are 3 steps to reach the reception/lounge/restaurant areas of the hotel. As the hotel is over 150 years old we regret that some of the period features may make it difficult for guests with limited mobility and we do not have a lift.

Luccombe Manor Country House Hotel does accept well-behaved dogs in some of our standard rooms. Dogs are allowed in some public areas of the hotel except the restaurant and the quiet lounge –unless they are an assistance dog. More details on bringing your dog can be found on our website.

Pre-Arrival

The Hotel is on Popham Road in Shanklin which is accessible by car, foot or bus.

Our reservations team can be contacted 365 days of the year on 01983 869000 between 08.00am and 20.00. After this time there is an answer phone, messages will be replied to the following morning. Enquiries can also be made through our website. The website is written in English.

Directions to the hotel can be found on our website and directions are issued with all booking confirmations.

The nearby Shanklin Old Village High Street is a 2 minute walk from the hotel, which is where the nearest shops, restaurants and cash points can be found.

Shanklin Train Station is located on Regent Street and is approx 1 mile from the hotel.

Taxi’s can normally be found outside the station, however we can arrange one for you if needed.

Buses run regularly through Shanklin. The number 3 bus stops at the end of Priory Road which is a 2 minute walk from the hotel, or there is the number 2 bus which stops outside Shanklin Library which is a 5 minute walk from the hotel.

There are several RADAR toilets in Shanklin, the nearest male & female toilets to the hotel are in Rylstone Gardens. These toilets are closed in the winter. There is a hire shop in Shanklin that are able to deliver items, alternatively please contact the Red Cross.

We are happy to accommodate mobility impaired, sight impaired and hearing impaired guests but do request that this is disclosed at time of booking to ensure all staff are aware and can treat guests accordingly. We regret that we are unable to offer accommodation to guests that are wheelchair bound.

Arrival & Car Parking Facilities

We have a gravel car park which has 18 spaces and located at the front of the hotel. One side of the car park is slightly sloped. If a guest is disabled and requires a space by the hotel entrance this can be arranged at time of booking.

Guests can be dropped off right outside the Hotel entrance and although we have no designated porter all of our staff are able to assist with luggage.

There is a large sign at the hotel entrance with the name of the hotel and the hotel telephone number in large print and outdoor lights which turn on upon entry/exit.

The entrance door is a double door which opens inwards. Access to the Hotel is between 7.30am and 10pm, outside of these hours entry is by a front door entry code only which all guests are given on arrival at the Hotel. If you are arriving later than 10pm, the door entry code can be given at the time of booking. There is also an outdoor telephone where guests can contact an on site member of staff if they need any assistance after 10pm.

Main Entrance & Reception

All guests enter through the main entrance which is 67 inches/170cm wide. There are three ceiling chandeliers lit with energy saving bulbs as you enter, and then 5 sets of wall lights also lit with energy saving bulbs. Reception is an open area which is carpeted and there are 3 steps which are each 6 inches/15 centimetres tall to reach the desk.

The reception desk is in the centre of reception and is 39 inches/ 99centimetres in height. There is a bell on the reception desk. There is a bar to the right of reception with tables and chairs for guests to sit at and a reading lounge through to the left of reception with leather armchairs for guests to sit and be checked in there if required.

Should any guest require assistance to their room this is provided by reception that will also assist with luggage. Guests are also offered a tour of the public areas upon check in, or after they have left their bags in their room.

The reception desk is manned from 08.00 until 20.00. Between 20.00 and 22.00 the bar supervisor is able to assist you with any reception enquiries. After this time there are staff on site that are available by direct dial phone for emergencies.

Bedrooms

There are 23 individually furnished bedrooms at the Hotel; all of these rooms are en-suite. Rooms vary from doubles, twins, king-size, triples and family rooms. The king-size beds are zip-link beds and can be made up as required. All bedrooms are varying in size, should you require specific measurements of your room these can be provided on request. All bedroom doors open inwards and are 28 inches/72cm wide with raised brass door numbers. All bedrooms are lit by ceiling lights and have additional lamps that can be used as required. Additional lamps can be provided if needed. All rooms have a short pile carpet with 21 of the bedrooms newly refurbished and painted in whites and creams. The remaining 2 rooms are wallpapered with cream and green floral/ striped design. These are due to be refurbished shortly in 2016.

All rooms have a large amount of storage space, all containing a wardrobe, desk with drawers and several chests of drawers. The space underneath the desks is 26 inches/67cm high.

Of our 23 rooms one of these is a ground floor double room located near to the hotel entrance. There are still 3 steps to access the reception, restaurant, lounge and bar areas of the hotel from the room.

3 of our sea view bedrooms can be reached via a staircase with 15 steps measuring 6 inches each in height. The rest of the hotel rooms are on either the first floor via the main staircase which has 22 steps which are each 6 inches in height. This is a wide staircase with has several platforms to stop and rest. Or on the second floor which is the main staircase plus another 8 steps to the 2nd floor. All rooms have synthetic duvets and 2 pillows for each guest; a blanket and spare pillow is also available in your room. There are photos of a selection of rooms on our website.

All rooms have a flat screen television with remote, free wi fi, radio digital alarm clock, direct dial telephone and tea and coffee making facilities.

All rooms have an electric fire alarm detector which will set off the main system should there be a fire, smoke or steam in your room or anywhere in the building. The alarm is a loud ringing sound and you should follow the fire procedure notice on the back of your bedroom door. If you are likely to require assistance in the event of a fire please alert reception upon arrival.

En-suite Bathrooms

All of the guest bedrooms have an en suite bathroom. Of the 23 bedrooms 5 have just a walk in shower, 1 room has a walk in shower and a separate bath and the remaining 17 bedrooms have a bath with shower over. All the bathrooms are of a different size, should you require specific measurements of the room you have booked we will be happy to provide these. 22 of the en-suites are flat level from the bedroom with 1 of the bedrooms having 3 steps down to the bathroom. Bathroom doors open both inwards and outwards and are 26 inches/67cm wide. The toilets are 17 inches/43cm from the floor and the wash basins are 32 inches/82cm from the floor with a pedestal. Taps on the sinks and baths are different in different rooms and are either traditional or lever.

The bathrooms do not have fitted grab rails, however we do have suction rails available from reception should you require them. Bathroom floors are either tiled or laminated. 20 of the rooms have new white suites with white/beige/grey tiling with only 3 bathrooms still with an avocado suite. All rooms have a non slip bath mat and heated towel rail.

Public Areas- Halls, Stairs, Landings, Corridors

The main staircase is lit by the 5 wall lights at reception and the 6 wall lights on the main landing. During the day, this is also lit by a large skylight in the ceiling.

While we have no lift in the hotel, there are hand rails next to every staircase and staff will assist any guests with luggage or any other assistance required. There are 3 steps up to reception.

To get to the bedrooms, the main staircase has 23 steps and is 44inches/113cm wide. However, there are only 11 steps to one of our bedrooms which branches off from the main staircase.

From the main landing which is 55inces/140cm wide, there are a further 5 steps to get to 2 of our bedrooms. This set of stairs is 34inches/ 87cm wide. The corridor is lit by 2 ceiling lights.

To get to the remaining bedrooms, there is another landing which is lit by 2 ceiling lights upon entry. The landing is 40inches/102cm wide and bends round to the left for some of the bedrooms and is lit by 2 wall lights. From here, there is another 12 steps to get to one of our second floor bedrooms. This staircase is lit by 1 ceiling light and is 31inches/78cm wide. The landing also bends round to the right leading to corridors with more bedrooms either 6 steps down or 9 steps up to our second floor bedrooms. The landing down the stairs is lit by 2 ceiling lights and is 33inches/84cm wide. The corridor on the second floor is lit by 3 wall lights and the steps are 30inches/76cm. All hallways, stairs and landings are short-pile carpeted.

The landings and corridors give plenty of rest space between stairways and the main staircase has 2 rest points.

Public Areas- Lounge & Games Room

The Lounge and Games room are both situated to the right of reception and through the bar area. There are 3 steps to get to reception and so these areas are not wheelchair accessible.

The width of the door to enter the games room is 31inches/79cm. The room is short pile carpeted and contains 3 sofa and 1 chairs. There is a pool table in the centre of the room with a large walkway the whole way around. The sofa is 15inches/38cm from the ground and the seats are 18inches/46cm from from the floor . The room is lit by 2 large bright ceiling lights . There are a further 5 wall lights which can be used if extra lighting is needed or if the ceiling lights are not required and lower lighting is preferred. Guests are welcome to take food and drink in to this room if they would like.

The lounge doorway is 31inches/79cm wide. The room is short pile carpeted and contains two 3-seater sofas, one 2-seater sofas . All of the sofas are cream leather. It is a large room so there is space around all of the furniture for guests to walk around comfortably. There are also 3 large low coffee tables and 2 small low coffee tables each holding coasters The lounge is lit by 9 wall lights which provide sufficient lighting for guests to enjoy their papers and drinks.

There is a wall mounted 47inch television located at the end of the lounge. The remote is left out for guests help themselves to and subtitles can be activated upon request. Food and drink can be served in this room. There is also a large double door opening that guests can use between 7.30am and 11pm to sit out on our patio area. The doors open 46inches/116cm wide. The patio contains 2 tables with a 25inch/65cm high space underneath and each is surrounded by 4 chairs with seats that are 16inches/40cm from the ground.

The nearest toilets to the Lounge and Games Room are back through reception and near the main entrance. These are down three steps.

Restaurant & Bar Area

There are 3 steps into the reception area which are 6 inches each in height, from here the bar area is to your right and the Appley Restaurant is straight ahead in our conservatory. All areas are carpeted and are level once past the 3 steps.

The Appley Restaurant has views of the garden and sea. It has cream walls with 3 overhead chandeliers and 2 wall lights. The door width is 37 inches/94cm. The table linen is buttermilk along with our crockery being white. There are 19 tables which are square and rectangular and we have the ability to move our tables to accommodate small and large groups. This also means we have the space to accommodate wheelchairs or pushchairs if necessary. The chairs have straight wooden backs with no arms and the seats are 18inches/47cm high. The tables have a space underneath them that is 28inches/72cm high.

We offer breakfast and evening dinner in the Appley Restaurant and have separate menus for each. The evening dinner menu stays the same 7 days a week; however we do offer a specials menu which changes daily throughout the season. All menus can be printed in large font if required. The menus are written in English but we can translate them to other languages to the best of our abilities if required. Staff members can also assist if guests need them to read anything out for them. Evening dinner service is offered as table service. During breakfast, we offer a self service buffet as well as table service breakfasts. In the evening guests will be escorted to their tables by a member of staff.

We do advise that the Hotel should be informed of any dietary requirements 24hours prior to your arrival at the hotel to ensure we can fully cater for your needs.
The bar area is lit by 4 wall lights with also an extra 7 lights surrounding the bar for use in the evenings. The door is 37inches/94cm wide. It has a large open space with easy chairs and tables in the corners of the room. There are 3 tables, each with 3 easy chairs with no arms that are 19inches/49cm from the ground. The tables have a space underneath them which is 22inches/56cm high. There are 3 stools surrounding the bar front that are 28 inches/70cm high.

The nearest toilets are back through reception and down 3 steps by the main front doors.

Public Toilets

There is one male and one female toilet located to the right past the hotel entrance. The toilets are on the ground floor, although if using the toilets on leaving the hotel there are 3 steps from the reception area. These toilets are not wheelchair accessible and have no adult or baby changing facilities.

Both toilets have level entry with a door width of 26inches/66cm. They have tiled floors and have a toilet, wash basin with hand soap, tissue paper and towels. The height of the toilet seat is 16inches/40cm from the floor. The sinks have a lever tap. Both toilets are lit by a bright ceiling light. These toilets are serviced daily by the housekeeping staff.

There are no fixed grab rails, however, temporary grab rails can be provided from Reception if required. In case of an emergency, we do have a central alarm system which is very loud to alert all guests. Upon arrival at the hotel, all guests are asked if they would require any further assistance and so staff would be aware of any guests that may not be able to hear an alarm and would need us to go and get them.

Outdoor Leisure Facilities

We offer use of our outdoor heated spa pool between 1st May and 30th September. The pool is open between 8am-8pm and there is no designated supervisor or lifeguard. During the season, these are daylight hours and so no lighting is currently in use, however, we do hope to install an outdoor flood lighting system so guests can use the area past these times. The pool is 10 metres/33 feet in length and 6metres/17feet wide. The pool has a 3.6 feet shallow end going up to a 4 feet deep end.

It is heated to between 25°c and 30°c. The pool is accessed through the double doors in the restaurant/conservatory which are 59inches/150cm wide. There are then 9 steps down which are 72inches/184cm wide and 8inches/20cm high. From here there is a73inch/186cm wide gate to enter the pool area. There is a paved area all around the pool as well as a lawn area containing several sun loungers. These are 13inches/34cm from the ground. To the right of the pool on the paved area, there are also 2 sets of tables with 4 surrounding chairs. The tables have a 29inch/74cm high gap underneath them and the seats are 17inches/44cm from the ground. As the pool is open between receptions opening hours, there is always someone near by if a guest does require any specific assistance. There are no changing areas in the pool area so guests have to change in their rooms.

The outdoor hot tub is located on the paved area to the right of the pool and is heated at 36°c. It is 78inches/200cm long, 75inches/190cm wide and 23inches/58cm deep. There is a safety use sign located on the hot tub. Jets are activated manually by guests with clear buttons stating ‘Jets 1’ or ‘Jets 2’ depending on which area of the hot tub you are using.

The nearest toilets are back by the main entrance to the hotel.

Indoor Leisure Facilities

There are no indoor Leisure Facilities currently on site at Luccombe Manor Country House Hotel however all guests have full use of all indoor facilities at our sister hotel Luccombe Hall Country House Hotel which is located through our gardens.

You can access the gardens through the double doors in the conservatory/restaurant area. Once down the 9 steps there is a 33inch/85cm wide footpath that leads you through the gardens and to the back entrance of Luccombe Hall Hotel.

Grounds & Garden

As well as the pool area, the garden has a very large lawn area which guests and non resident have full access to. The lawn area is flat and holds several of our sun loungers through the summer months. There is also a tea garden in the left hand corner of the garden which holds a café serving food and drinks and several bench tables and chairs. This is run privately and so further information can be sought from the owner. Through this tea garden, guests and non residents have access to the cliff tops where there are 155 steps down to the beach front.

The foot path leading from Luccombe Manor to Luccombe Hall takes you through the grounds of both hotels where there are lawn areas and several sets of tables and chairs to stop at on the way round. The footpath is on a slight up hill slant but is fairly evenly laid.

Additional Details

The hotel evacuation procedure is displayed in all guests’ bedrooms in case of an emergency. Upon arrival at the hotel we ask all guests if they would require any specific assistance in case of an emergency and this gets logged and appears on our hotel evacuation list. There is also an information browser in all bedrooms to inform guests of all information surrounding the hotel along with details of local doctors, dentists and other emergency contact numbers. Low energy light bulbs are used all around the hotel.

The hotel is strictly non-smoking throughout and guests are asked to sign a no smoking policy upon arrival at the hotel. There is no designated smoking area however guests are permitted to smoke in any of the outdoor areas.

We are more than happy to store any medications in the fridge for guests however we do make them aware that these will only be available between the hours of 7.30am and 10pm. After that, there is only an on site member of staff for emergencies.

Both assistance dogs and family dogs are welcomed at the hotel and are allowed in public lounges. Only assistance dogs will be allowed in the restaurant. We do ask that guests provide their own food, bowls and bedding for their dogs.

Room service is available between 8am and 8pm.

There are signs all around the hotel to direct guests to their bedrooms or back to reception. The signs are black and white and use pictures and arrows.
Free wi-fi is available from an unsecured network all around the hotel.

Information on local attractions is provided in the Games Room and also in racks by the main hotel entrance.

Future Plans

We are in the process of upgrading bedrooms and their en suite bathrooms, and aim to complete 3 more of these during 2014. We hope to have a new lighting system fitted outside so that guests can make the most of our spa pool for longer hours.
